Executive Condos,or ECs, have been recently been resurrected again after a hiatus. Those who’s household income is above $8000, less than $10,000, cannot get a HDB, has an alternative with ECs. They are to hold it for 5 years before selling it to locals, and 10 years for foreigners.
Initially when ECs were launched, they were cheaper to their private condo counterparts by as much as 60%, and now more recently 10%. I believe that soon-to-be-launched ECs wiil be as pricey or even higher than private condos, of course considering location.
Developers should be mindful of current development prices, and price it accordingly.It may be going to be a case of too many units,and too little demad. Yes, the demand for ECs are there, if if priced just slightly below the private ones, then why should the locals get ECs. Afterall, the MOP for private condos is just 3 years, if they don’t want to end up paying sellers’ stamp duty.
So which makes a better investment? i would still think private condos make better investments
